Your agent can research what the property is valued at based on recent comparable sales, and even provide a market analysis for you. Knowing this information is essential when placing an offer. Going in with too low of an offer (below market value) may not be taken seriously by a seller, who then can choose not to counter, or may move on to another buyer with a more competitive bid. Your Realtor can be an asset in helping you navigate a proper starting point of negotiation.
